Permits
Commercial demolition carries more paperwork than residential work does, and most of it happens before anyone picks up a tool.
Interior strip-outs that do not touch structure often proceed under the tenant improvement permit for the overall project rather than a separate demolition permit. Removing a structure, or altering anything load-bearing, is its own permitted scope and needs stamped drawings behind it.
Utah requires a certified asbestos inspection before renovation or demolition on most commercial buildings, and confirmed material has to be abated by a licensed contractor before we start. On full structure removal there is also a notification period with the state before demolition day, which is why commercial timelines start further out than people expect.
