What Demolition Costs

How much does it cost to demolish a house in Utah?
Most Salt Lake County teardowns land between $10,800 and $19,200 for a house up to 1,500 square feet, and $19,200 to $33,600 from 1,500 to 3,000 square feet. Taking a full basement out adds another $4,800 to $9,600 because the concrete has to come out and engineered fill has to go back in. Full breakdown on our house demolition page.
What does concrete removal cost per square foot?
Standard 4-inch flatwork, meaning most driveways, patios, and sidewalks, runs $5 to $6 per square foot with breakout, loading, haul-off, and disposal included. Concrete that is 6 inches or thicker, or heavily reinforced with rebar or wire mesh, runs $7.50 to $10. A typical two-car driveway of roughly 600 square feet lands around $3,000 to $3,600. How much does it cost to remove a swimming pool?
Partial removal runs $8,400 to $11,400 and full removal about $3,000 higher at $11,400 to $14,400. Partial breaks the bottom, collapses the walls inward, and backfills with engineered material. Why do demolition quotes vary so much between contractors?
Almost always because the bids do not cover the same scope. The usual differences are whether disposal is included, whether the foundation and slab are coming out or staying, whether backfill and compaction are priced in, and whether asbestos is addressed at all. Do I need a permit to remove a shed?
Usually not. Salt Lake City generally exempts detached accessory structures of 200 square feet or less from demolition permitting, which covers most garden sheds, play structures, and pergolas. The answer changes if the structure is attached to the house, exceeds that size, or has power, gas, or water run to it. See shed and structure removal.
Do I need a permit to demolish a house in Utah?
Yes. Demolition permits are issued at the city or county level, and the city will not release one until three other things are done: a certified asbestos inspection, a notification filed with the Utah Division of Air Quality, and written disconnect letters from power, gas, water, and sewer. Who pulls the demolition permit, me or the contractor?
Normally the licensed demolition contractor, and that is how we handle it. We file the state notification, assemble the asbestos report and the four utility disconnect letters, submit the application, and carry the erosion and dust control obligations attached to it. An owner can sometimes pull it themselves, but it saves nothing except our administrative time. Details in the permit guide.
What happens if I demolish something without a permit?
It tends to surface at the worst moment. A neighbor complaint or a passing inspector can trigger a stop-work order mid-demolition, the work still has to be brought into compliance afterward, and demolishing without the state asbestos inspection and notification is a state-level issue rather than a city one. Asbestos, Testing, and Safety

Is asbestos testing required before demolition in Utah?
Yes, and this surprises people. Utah requires a certified asbestos inspection before a structure is demolished regardless of how old the building is. The inspector samples suspect materials such as popcorn ceilings, floor tile and mastic, siding, duct wrap, and pipe insulation, then issues a written report that the city wants in the permit file. What happens if the asbestos report comes back positive?
A licensed abatement contractor removes the regulated material under containment and issues a clearance before demolition can start. That is a separate contractor on a separate contract, priced separately from the demolition itself. Older homes in the Salt Lake Valley turn something up more often than not, so we quote a clear line for the possibility rather than pretending it will not happen. See house demolition.
How long is the Division of Air Quality notification period?
Ten working days. The notification goes to the state before demolition starts even when the asbestos inspection comes back completely clean, and it is normally the longest single item on a teardown schedule. Filing it late is what pushes projects a week or two to the right, so it should be submitted the day the inspection report lands. More in the permit guide.
Can I stay in the house during interior demolition?
Usually yes if the work is contained to a room or two. We seal the area with plastic and zipper doors, run negative air where it makes sense, cover the route to the exit, and clean that route at the end of each day. A whole-house strip to the studs is harder to live through, mostly because of the missing kitchen. See interior demolition.

How a Demolition Project Runs

How long does the whole demolition process take?
The demolition itself is fast. A house comes down in one to three days, concrete flatwork is usually a day, and most small structures are a single visit. What sets the calendar is everything before demo day: the asbestos inspection, the ten working day state notification, and four utility disconnects, which together run two to four weeks. Can I demolish a house myself in Utah?
Legally it is sometimes possible for an owner-occupant, but it is rarely practical. The state asbestos inspection and Division of Air Quality notification still apply to you, utilities still need documented disconnects, and landfill disposal is billed by weight, which is where most DIY budgets break. How do I prepare for demolition day?
Clear out anything you want to keep, because everything left is disposal weight and disposal is billed by the ton. Mark what stays, whether that is a fence line, a slab, or landscaping. Confirm the utility disconnects are complete, secure pets away from the work area, and let immediate neighbors know the date. We handle site fencing and dust control. See residential demolition.
Do I need to be there on demolition day?
No. Once the permit is issued and the utilities are disconnected, the site is ours to run. Most homeowners stop by at the end of the day rather than standing around, and we send photos when a job wraps if you are out of town. Where the Debris Goes

What happens to demolition debris in Utah?
It gets sorted rather than dumped in one pile. Clean concrete goes to a recycler and is crushed into road base, metal is pulled for salvage, clean wood is diverted where it can be, and the remainder goes to a transfer station or landfill where it is billed by weight. Is hauling and disposal included in the quote?
In ours, yes. Breakout, loading, haul-off, and disposal fees are all inside the quoted price, and disposal is a meaningful share of any demolition invoice because landfills bill by the ton. Always confirm this when comparing bids, since a quote that excludes disposal looks cheaper and finishes more expensive. See the cost guide.
Can I lower the price by clearing the house out first?
Yes, and on a full teardown it is the single biggest lever you control. Furniture, stored junk, and old appliances are all weight nobody pays to dump if you remove them first. Pulling salvageable appliances, fixtures, cabinets, and scrap metal before the machine starts can also return some value. More ways to save in the cost guide.
Do I need to rent a dumpster?
No. Haul-off is part of the job, so there is no container to rent and no street permit to pull for one. Debris is sorted on site and loaded straight out. If you want to keep cabinets, appliances, or a vanity from an interior job, tell us before we start and we will pull them carefully and set them aside. See interior demolition.

Do you charge extra for travel?
Not inside Salt Lake County, where mobilization is already built into the quote. Logan and St. George are a genuine drive, so we price them honestly: multi-day projects there match valley pricing because the drive absorbs into the job, while small single-item jobs are quoted case by case and we will say so if a local contractor will beat us. Does homeowners insurance cover demolition?
Usually not for a voluntary teardown, which is treated as an improvement rather than a loss. Where a structure has been damaged by fire, storm, or another covered event, removal of the damaged structure is often handled as part of that claim. Coverage varies by policy and carrier, so confirm with your adjuster before scheduling. We can work to a claim timeline: tell us the details.
Do you work with general contractors and property managers?
Regularly. A large share of our commercial work is the demolition scope on somebody else's project, delivered to your schedule, your submittals, and your cleanliness standard.
